چکیده:
در این تحقیق, تحلیل توزیع فضایی قیمت مسکن در شهر مشهد و عوامل موثر بر آن با استفاده از رگرسیون وزنی جغرافیایی بررسی شدهاست. حجم نمونه شامل ۰۰۰ا مورد قیمت مسکن ویلایی و آپارتمانی است (628مورد آپارتمانی و 3۷۲ویلایی). روش این تحقیق, توصیفی و تحلیلی است و از نرمافزارArc GIS و برای بررسیهاء از روشهای رگرسیون وزنی جغرافیایی استفاده شدهاست که در آن قیمت مسکن (ویلایی و آپارتمانی) بهعنوان متغیر وابسته و تعداد ۸شاخص که شامل فاصله تا مرکز شهر فاصله تا مراکز بهداشتی و درمانی» فاصله تا شبکههای ارتباطی, فاصله تا سمت توسعه شهرء جمعیت درآمد مردم در هریک از نواحی, درصد مساحت بافت فرسوده و درصد مساحت بافت حاشیهای در هریک از نواحی بهعنوان متغیر مستقل درنظر گرفته شدهاست. نتایج حاصل از این تحقیق، نشان میدهد که میانگین قیمت مسکن در شهر مشهد بهطورکلی 9۲۰۰ هزار ریال است و بهطور تفکیکی, قیمت آپارتمان ۹۰۰۰هزار ریال و ویلا برابر 9400 هزار ریال است. اما تفاوتهای بسیاری در نواحی مختلف شهر وجود دارد. از طرف دیگر, از مهمترین عوامل بر تعیین قیمت مسکن اعم از ویلایی و آپارتمانی، با توجه به نتایج حاصل از کاربرد رگرسیون چندمتغیره تاثیر مثبت ۲متغیر (میانگین درآمد مردم در هریک نواحی و فاصله تا شبکههای ارتباطی اصلی (بلوار و بزرگراه)) بر تعیین قیمت است که در برنامهریزی مسکن باید مد نظر قرار گیرد.
This study examined the spatial distribution of house prices in Mashhad and its influential factors, using geographically weighted regression. The sample consisting of the prices of 1000 houses (628 villas and 372 flats). This study was a descriptive- analytic research for which ArcGIS software and geographically weighted regression were used. The house price (villa or flat) was the dependent variable, while eight indices including distance from the city center, distances from healthcare facilities, distance from the transportation networks, distance from the city's development area, the region’s population, the average household income, the percentage of the downtown area, and the percentage of slum area were the independent variables. The results of this research indicated that the average house prices in Mashhad in general were 9200 Rls, whereas for the flats were 9000 Rls and for villas were 9400 Rls, which demonstrated many differences in different areas. On the other hand, given the results obtained from the multiple regressions, the most important factors for determining the price of house were the average of people's income for each area and distance from transportation networks. It was suggested that these factors be taken into account in planning for house programs.
